Project Description
This residential project, located on Bristol's Kickemuit River, is a renovation and addition of a small 1920s beach cottage. Located within feet of the hightide line, this project needed extra attention to its structural engineering components and required approvals from CRMC and the town zoning board before the building out. With many design challenges and constraints on the property, our studio was able to come up with unique solutions to turn this 650 sf cottage into a spacious year round home for a growing family that will provide extra room for sleeping/living and will take advantage of the breathtaking views of the Mount Hope Bay.

The goal when working with this small cottage was to create more spacious living for year round stay while retaining the style and aesthetic of the property. The existing house consisted of a seasonal, two-bedroom home with no storage space. The clients wanted to retain the quaint nature of the area without overbuilding the property. The main focus of the project was to add additional second floor space, open up the ground floor and create spacious bedrooms. This allowed for some amazing views from the master bedroom paired with custom window configuration to create a picturesque scene.

Some constraints of the project included working with a narrow lot and zoning restrictions. When adding the second floor, we were considerate of surrounding homes to avoided obstructing their water views. Most of the homes in this area of Bristol started as small summer beach shacks including this tiny 1913 cottage which was just 650 square feet. This renovation has turned this seasonal cottage into a spacious year-round beach house which is now insulated, takes advantage of the water views and still retains the charm of the quaint seaside home.

This design concept took into account the solar orientation of the building and the water views. The property is oriented towards the East, which provided pleasant sunrises overlooking Mount Hope Bay. Some of the design features we accomplished include the wide open waterfront living/ dining room, a contemporary floating staircase, high vaulted second floor ceilings along with huge picture windows in the master bedroom that frame the Mount Hope Bay and views across to Fall River.
