Project Description
The Pacific-Visions team was hired to design a new second floor bathroom addition for a two-story cape style home in Bristol, Rhode Island. Built in 1954, the existing home was outfitted with a powder room and master bathroom on the first-floor level but no bathrooms on the second-floor level. The existing second-floor level contains two bedrooms and a series of closets in between the two bedrooms. Tight conditions on the second floor made it challenging to implement a new bathroom within the existing framework, so it was decided that a dormer addition would make the most sense to provide enough width and headroom for the new bathroom. The clients also desired removing the first-floor powder room and saving the toilet to reuse in the new second floor bathroom, while turning the former powder room into a mudroom closet.

The new bathroom layout utilized an existing closet opening next to the main stairwell to serve as the entrance to the new bathroom.
Upon walking into the bathroom, a new sink vanity is located directly ahead along the west interior wall. A new 36” x 36” neo-angle walk in shower sits to the right of the bathroom entrance, while an existing toilet from the first-floor powder room was reused along the east interior wall. A new Pella double hung window was specified for the north interior wall.
Another feature we designed was the duct routing for the wall fan light. The design proposed running the duct up over the existing rafters and venting out through the new shed roof of the dormer addition.

Another goal of the design of his second-floor bathroom addition was to ensure that the dormer would not become a distraction to the existing architecture of this Cape style home. The dormer was purposely located on the rear side of the main gable roof to help maintain the street profile of the south façade and not disrupt the location of the existing solar panels.
As a result, the new dormer addition fits seamlessly into the existing north façade of the home while providing all the space and necessities requested by our clients for their new second floor bathroom.
